2012 Dues

HOA Dues Letter from the associations accountant are being sent to the HOA members mailing address informing them of their 2012 HOA dues.

If homeowners desire to make scheduled payments, it is their responsibility to ensure that they are made automatically using their bank’s online bill-pay system or by similar means.

Acceptable payments:

  • 12 monthly payments @ $35 per month; beginning January 15th.
  • 4 monthly payment of $105 per month; beginning January 15th thru April 15th.
  • 1 payment of $420 due by February 1st.

You will NOT be receiving any reminder statements by the association with regard to this obligation.

Payments need to be sent to: Yelm Terra HOA; PO Box 7355; Tacoma, WA 98417. (As for an account number in the check memo, please indicate your last name “Last Name”)

To avoid penalty & interest charges, please ensure your scheduled payment arrives by the 15th of the month or full payment by February 1st, 2012.

Annual Meeting

Annual Meeting September 24, 2011

Attended by Steve Kembel, Aim Accounting Services, board members, 8 homeowners. President  holding 11 proxies from members who were unable to attend.  Mr. kembel presented proposed budget for coming year, budget same as previous year. Proposed budget passed by all attending members and proxies.  Mr. Kembel discussed that Yelm Terra is in good standing that homeowner’s presonnel budgets have affected how the dues are being paid.  Instead of everyone paying the full amount by February 1st, more and more homeowners are paying on a monthly budget plan.  This only affects how bills are being paid but doesn’t affect the overall budget.

President, Laura Huseth:

Progress of LawnPros (landscaper) to control the watering times which was to decrease the water bill for the HOA.  Due to the fact that Yelm water usage rates doubled, water bill is higher but the amount of water used is less.  Discussed removal of large tree adjacent to 104th and the walking path.  Discussed that the neighborhood can be held liable if tree falls and does damage to personal property or injures someone.  Overall agreement that tree should be removed.  President agreed to have the tree looked at by tree removers.

Reminder to contact Yelm police if you are having a civil dispute with neighbor or citizens that visit neighborhood.  Yelm Terra board appreciates that homeowners inform the president of the HOA but we can only enforce what is written in the covenants, bylaws and Good neighbor policy that was adopted for the neighborhood.

Nominations from floor for Laura Huseth to remain as president, Ron Nelson to remain vice president and Elliott LLerena to become the crime watch coordinator.  Vote taken and proxie counted.  All nominated were approved to be board members.

Annual meeting Septer 2011:

Attended by Steve Kembel from Aim Accounting Services. Mr. Kembel mentioned that Yelm City Water Board had put a limit on the amount of water that Yelm Terra HOA was allowed to use off of the two water meters for the common areas.  The early detection and involvemnt of the HOA president and Chris Keesler from LawnPros made it possible for the common areas to remain being watered at a reduced rate. Discussion on the Crime Watch Coordinator led to a decision that Elliott Llerena would be the new Crime Watch Coordinator.
